Ryan Giuliani is a seasoned creative producer and hospitality entrepreneur whose career has spanned photography, real estate, catering, and hotel development. He began in photography production, collaborating with industry icons such as Steven Meisel and Michael Thompson, and in 1999 led the production of one of Richard Avedon’s final projects for The New Yorker.
From 1999 to 2005, Ryan transitioned into commercial real estate with Olmstead Properties, where he represented tenants and managed Manhattan leasing. In 2005, he co-founded Mary Giuliani Catering & Events, a globally recognized luxury catering and event production company that has become one of New York’s premier firms.
His expertise in large-scale hospitality projects expanded in 2016 when he oversaw the development and operations of Pennsy Food Hall, a Vornado Realty Trust venture. That same year, driven by his passion for the Hudson Valley, Ryan co-developed Woodstock Way Hotel.
In 2024, Ryan opened The Kingston Carriage House, a boutique hotel in Kingston, NY. He is currently involved in the development of New Paltz Way Hotel, a 29-key boutique property with a full wellness spa in New Paltz, NY, scheduled to open in 2026.
Ryan remains deeply engaged in the preservation and growth of the Hudson Valley region through hospitality, real estate, and community development initiatives.
Jesse Halliburton: As a principal and co-founder of Honorland Development Partners and Way Hospitality, Jesse is responsible for the acquisition, development, and operation of some of Hudson Valley's most successful hospitality projects including Woodstock Way Hotel, Hudson River Way, and Kingston Carriage House. A real estate professional since 1995 and a Broker of an independent company since 2001. Throughout his career Jesse has bought, sold, renovated, sponsored Condominium conversions and obtained approvals for the development of land while running a successful real estate brokerage. Over the past decade the brokerage has closed $2.5 Billion in sales and rentals and is still going strong.
Kat Bangs: Over the past dozen years, Kat has opened 12 hotels across the country and abroad. She has held leadership positions at an ownership/executive level within senior development and hotel operations teams. While holding these leadership roles, strategic solutions for each hotel were concepted and actualized as the assets moved from acquisitions, through development, and into operations.
Kat was brought on as a consultant for Woodstock Way at the beginning of 2023 and was invited to join Jesse and Ryan at an executive level, overseeing their full portfolio of assets in the Summer of 2024. Prior to her work with Way Hospitality, Kat served on the executive team at Dovetail + Co (a hotel ownership and development group with hotels in Bermuda, Hawaii, New York, and Rhode Island) as well as serving on the executive team at Sydell Group (a hotel ownership, development, and operations company with hotels in London, Vegas, New York, Miami, Los Angeles, Palm Springs, Austin, and DC).
Kat lives full time in Woodstock, New York where she can often be found adjusting the lighting at Small Talk, her tiny cocktail bar in the center of town.
